Other California laws that apply to your property:
AB 12 (2024): Security deposit capped at 1 month's rent. Legacy leases with higher amounts must be updated at next renewal.
AB 2801: Move-out photos must be taken before any cleaning or repairs — wrong order forfeits deposit rights.
AB 2347: Tenant has an extended response window on 3-Day Pay or Quit notices. Old notice templates are now incorrect.

3-Day Pay or Quit Notice

Fill in the fields below to generate a California-compliant notice. Print it and serve it to the tenant.

Note on AB 2347 (Cal. Code Civ. Proc. § 1167, effective 2025) AB 2347 does not change the notice text. It extends the tenant's court response window from 5 to 10 days after an Unlawful Detainer complaint is filed — that step comes only after the 3-day notice period expires and the tenant has not paid. The notice below follows Cal. Civ. Code § 1161(2) and is unaffected by AB 2347. This is informational only and not legal advice.
